Finchley is where I first lived when I came to England and is one of my favourite places.  I now live less than 5 miles from North Finchley and still have many links to the area including family and life-long friends I made over the years and am a regular visitor. Having lived in North Finchley for over 7 years, I am aware of how diverse property is in the area, from multi million pound mansions in Bishops Avenue to Victorian and Edwardian houses in Finchley Central to 1920 and 1930 homes in West Finchley. The area is dominated by quite a few local agents but I am confident that Ivy Gate’s fresh approach to selling and letting will be welcomed in the area. I fell in love with Ivy Gate and really believe we are very different and no other agent offers this level of service. I look forward to hearing from you.

You’re very different to other estate agents. Much more personal!

Matt was always on the ball, pro-active and knowledgeable; he carried out tasks very rapidly, and constantly kept in touch with us in a most professional manner. This meant that when any difficulty arose we were re-assured straightaway. Matt always went the extra mile, no matter what the problem.

We wouldn’t ever do it any other way again. It was an excellent service and defied all the horror stories about Estate Agents! We may not have changed our opinion about other Estate agents, but would hope to be able to use Ivy Gate in the future.

Matt went out of his way to build a strong, professional relationship with us from day one; we always had the impression that we mattered to him and that our sale mattered to him. There was no pushiness, no patter, his approach was always backed by his actions, so he proved himself to be genuine.

We have already recommended Ivy Gate to numerous people!

We had tried to sell our house on three different occasions over 3 years with different established high street agencies. We were dismayed by their lack of responsiveness and ideas. They all followed a similar pattern of saying anything to win the listing, immediately seeking to slash the price without any people skills or emotional intelligence as well as blaming the market at every turn and taking no personal responsibility for selling our house.

We waited days for poor quality or no feedback for the rare viewings we received and felt that after a coupe of weeks that we were out of their window display and put of their minds.

Then on the recommendation of one of their many satisfied customers, we reached out to Ivy gate.

We were deeply suspicious after a series of appalling experiences with high street agents so took their responsiveness to the valuation request with a pinch of salt. Two things immediately impressed us though. There was a lack of overly optimistic and oily ‘schmooze’ with Stuart being honest about the downsides of our property, the other was that he refused to value on the spot – and went away to give a considered opinion.

Their marketing collateral was also far more impressive than the high street as was the customer experience that they offer applicants.

After instructing them, We immediately noticed an upsurge in viewings and they were outperforming the incumbent agent 12 viewings to 8 per month in a joint agency agreement. They destroyed the other agency though in the fact that we always got a detailed call with the applicants position and then a prompt call post viewing – even as it often was, bad news. Ivy gate unlike other agents are brave enough to loop you in on disappointing news rather than hiding from you.

We were also very surprised that they don’t employ casual Saturday staff – only high performing negotiators whose knowledge goes beyond how to enter the property and if you’re lucky access the back garden.

After two months when we were still unsold, rather than blaming the market and hiding from us, we had a meeting with a branch manager to discuss new marketing strategies such as freshening up photos and aspects of the listing.

When we did decrease our asking price, it was in small and appropriate increments and not until they had exhausted every opportunity of securing a sale at the higher price.

We always felt hat we were front of mind rather than an inconvenience.

The first offer we received was smoked out as being ‘flaky’ by excellent qualification from Ashkan our negotiator. We were obviously disappointed but not for long as Ashkan had 6 viewings lined up for the following Saturday. Its rare that an agent puts this much effort into creating a competitive ‘open house’ event 3 months into the listing.

One of these viewings offered and Ashkan helped us negotiate this up in difficult marketing circumstances.

The other thing that Ivy Gate do which makes their fee look embarrassingly small is to coach you through the buy and sell side. When I was abroad, Ashkan spent a total of two hours talking my wife through a sealed bid situation that we were looking to win on our buy side.

On the buy and sell side, I estimate that both Stuart and Ashkan contributed 6 hours plus to sitting on the various cogs in the chain to ensure that the exchange happened a in very difficult circumstances. They also showed great patience in tolerating and managing our stress levels in what was a challenging time for our Family.

In summary, Ivy Gate are a bright light shining in a flabby, complacent and largely ineffective industry that seem to act as order takers in good market conditions if you’re lucky enough to own a highly sellable property. The fact that they offer a value added and boutique service for a high street price with none of the accompanying nonsense and frustration is highly commendable.

Ivy Gate negotiators have a rare combination of sales competence and people skills which they put to good effect in managing all aspects of the sale from valuation to completion – going way beyond the call of duty in the process.

A big thank you to the team!

Ivy Gate have been truly professional in all my dealings with them and brought a new aspect to estate agency. The way they took the time and effort to photograph my home, put together the details and then launch it into all the right places made me think again about how most estate agents give lip service to marketing the property. Whereas my property had looked ‘quite nice’ with other agencies and been just one in a long line of listings, easy to overlook, Ivy Gate propelled us to the top of the league with film star looks and it certainly brought results. When I come to sell our flat in London next year I will definitely be using them as they not only know how to market, they know the right people to talk to.

Stuart and Joe have been absolute professionals throughout the buying process. From providing additional information about the area when I began my search, through to supporting myself and the seller throughout the purchase process. The move would not have been as smooth without them and I thank them for their help.

After an unhappy experience with a well known online estate agency we talked to Ivy Gate and within 3 months we had exchanged.
We were selling during a difficult period in the housing market but we found that Ivy Gate were honest about what the situation was and the best way to deal with it.
I think our selling experience would have considerably more stressful without their help and advice.

From start to finish Matt and his assistant, Charlotte, provided a very professional service. Through their efforts with description of property, arranging viewings etc. My house was sold within days for a very satisfactory price. Matt,s knowledge of the area and the facilities definitely helps find serious buyers. No hesitation in recommending using the services of Ivygate.

Most agents would sell their mother to earn a fee rather than thinking of long term relationships and future growth and referrals, my experience with Jason Tebb of Ivy Gate was a breath of fresh air both in the manner he dealt with the sale, the buyer and the seller, as it was not solely about fee’s. Therefore in and around the Wimbledon and Kingston area I would highly recommend him as a sales and purchasing agent, furthermore he was the first off the mark out of 4 agents I dealt with and you know what they say about the early bird.

Ivy Gate and its staff are efficient, able and commercial. They sold our house in a very short space of time (when another agent had not been able to do so). The team at Ivy Gate assisted us throughout the process and prevented our sale and purchase from unravelling just before contracts were exchanged.

I just wanted to drop you an email to say thank you to Jason and Joe.

As you know we have been selling and buying at the same time and I must say that I have received a far superior service from yourselves than the agents I have been using for my sale, which shouldn't be the case considering that they are the people I am paying! I appreciated the professionalism, frequency of communication, assistance in moving the chain along and the fact that we dealt with the same people throughout the whole process.

From the moment Ivygate's leaflet dropped though my door, I had a feeling that they were going to be more than your average estate agent, and I wasn't disappointed. Their emphasis is very much on providing a quality service rather than making unrealistic promises and their knowledge of the area and how it operates was second to none. I felt that I was a person and not just a sale to them, and that definitely eased some of the pressure of selling my flat, which was certainly welcome! I would be happy to recommend them to anyone.
