Having lived in New Malden for many years, with my children attending Burlington School, I’m very passionate about our community. I am a ‘New Malden man’ through and through.
I take my role in our community very seriously and I am proud to be the Chair of Governors at Burlington infants’ school. In addition, I am a frequent attendee at the Maldens and Coombe residents committee.

We had tried to sell our house on three different occasions over 3 years with different established high street agencies. We were dismayed by their lack of responsiveness and ideas. They all followed a similar pattern of saying anything to win the listing, immediately seeking to slash the price without any people skills or emotional intelligence as well as blaming the market at every turn and taking no personal responsibility for selling our house.
We waited days for poor quality or no feedback for the rare viewings we received and felt that after a coupe of weeks that we were out of their window display and put of their minds.
Then on the recommendation of one of their many satisfied customers, we reached out to Ivy gate.
We were deeply suspicious after a series of appalling experiences with high street agents so took their responsiveness to the valuation request with a pinch of salt. Two things immediately impressed us though. There was a lack of overly optimistic and oily ‘schmooze’ with Stuart being honest about the downsides of our property, the other was that he refused to value on the spot – and went away to give a considered opinion.
Their marketing collateral was also far more impressive than the high street as was the customer experience that they offer applicants.
After instructing them, We immediately noticed an upsurge in viewings and they were outperforming the incumbent agent 12 viewings to 8 per month in a joint agency agreement. They destroyed the other agency though in the fact that we always got a detailed call with the applicants position and then a prompt call post viewing – even as it often was, bad news. Ivy gate unlike other agents are brave enough to loop you in on disappointing news rather than hiding from you.
We were also very surprised that they don’t employ casual Saturday staff – only high performing negotiators whose knowledge goes beyond how to enter the property and if you’re lucky access the back garden.
After two months when we were still unsold, rather than blaming the market and hiding from us, we had a meeting with a branch manager to discuss new marketing strategies such as freshening up photos and aspects of the listing.
When we did decrease our asking price, it was in small and appropriate increments and not until they had exhausted every opportunity of securing a sale at the higher price.
We always felt hat we were front of mind rather than an inconvenience.
The first offer we received was smoked out as being ‘flaky’ by excellent qualification from Ashkan our negotiator. We were obviously disappointed but not for long as Ashkan had 6 viewings lined up for the following Saturday. Its rare that an agent puts this much effort into creating a competitive ‘open house’ event 3 months into the listing.
One of these viewings offered and Ashkan helped us negotiate this up in difficult marketing circumstances.
The other thing that Ivy Gate do which makes their fee look embarrassingly small is to coach you through the buy and sell side. When I was abroad, Ashkan spent a total of two hours talking my wife through a sealed bid situation that we were looking to win on our buy side.
On the buy and sell side, I estimate that both Stuart and Ashkan contributed 6 hours plus to sitting on the various cogs in the chain to ensure that the exchange happened a in very difficult circumstances. They also showed great patience in tolerating and managing our stress levels in what was a challenging time for our Family.
In summary, Ivy Gate are a bright light shining in a flabby, complacent and largely ineffective industry that seem to act as order takers in good market conditions if you’re lucky enough to own a highly sellable property. The fact that they offer a value added and boutique service for a high street price with none of the accompanying nonsense and frustration is highly commendable.
Ivy Gate negotiators have a rare combination of sales competence and people skills which they put to good effect in managing all aspects of the sale from valuation to completion – going way beyond the call of duty in the process.
