“After a fantastic September, our strongest month of 2016, we now look forward to an October which should hopefully follow suit. Buyers and vendors often ask me how the market is in general, and that is becoming an increasingly difficult question to answer. For some time now I have not considered the London/Surrey market to be particularly seasonal. If a property is launched at the correct price in any of the areas that we cover, it will sell within a very short timescale. In September we launched a property in Freelands Road, Cobham. Seven viewings and multiple offers on its launch day saw it sold within 24 hours. Meanwhile it is clear to see that the market is awash with a number of properties which have been live for months (in some extreme cases since 2015) and following multiple price drops still haven’t sold. In my mind this firmly establishes a trend in our local market; If the property is launched at the right price then it will have an immediate effect on the positivity on the marketing. Going forward,  I would ask all prospective vendors to be realistic on the values of their properties and avoid the temptation of going with an inflated valuation, as this will inevitably lead to disappointment. I believe that the market will remain bouyant for the remaining months of 2016 and into the new year.”
