Lettings and Renewal Service

Our entry level service. For a one off up-front fee you can list your property on all the major portals including rightmove, Zoopla and PrimeLocation. Our ‘lite’ option is designed for people who want to manage their let themselves. We will provide all the tools you need to market your property; photographs, floorplans, a ‘To Let’ board and a listing on all the major UK portals. When we generate enquires, we screen the tenants and if they are suitable, we will arrange the viewings on your behalf. We offer fully accompanied viewings too. Crucially we will negotiate offers; an element which most clients feel less comfortable which gives us an advantage over online approaches. When a let is agreed, you manage the process to move in. A simple, cost effective way to be your own estate agent, with our support, providing all the tools you need to market your property effectively.

Initial Administration Fee: Payable when a new tenancy commences

Inventory Fee: payable when an inventory clerk carries out an independent inventory on a property

Checkout Fee: payable when an inventory clerk carries out an independent checkout of a property

Gas Safety Check: Payable when Ivy Gate arranges an annual Gas Safety Inspection on a property

Electrical Installation and Condition Report: payable when Ivy Gate arranges an Electrical Installation and Condition Report

*additional cost of £60 Inc vat (£50 + vat) will apply for each additional room in excess of the above or if there is more than one consumer unit at the premises.

EPC Costs: Payable when Ivy Gate arranges an EPC (Energy Performance Certificate) for a property

Additional Management Activities:
£60 Inc Vat (£50 + Vat)

Renewal Fee: Payable when a tenant enters into a new tenancy agreement
£180 Inc Vat (£150 + Vat)

Additional Routine Visits: Payable for any additional property visit other than those already agreed in the terms of business

Notice to end tenancy: Payable when Ivy Gate uses a third party solicitor to issue notice to end a current tenancy period
£240 Inc Vat (£200 + Vat)

Management Service Only: An initial administration fee payable when Ivy Gate take over management of a property from another agent or private landlord
£300 Inc Vat (£250 + Vat)

Termination Charge: Charge equivalent to £1800 Inc Vat (£1500 + Vat) will be payable on termination of this Appointment if the Landlord terminates the Appointment and the existing Tenant remains in the Property under either a statutory periodic Tenancy or enters into a new Tenancy Agreement directly with the Landlord

Land Registry Search: Payable for landlords to evidence proof of ownership
£30 inc Vat (£25 + Vat)

Quarterly Tax Return: Payable when Ivy Gate make quarterly payments to HMRC for overseas landlords without NRL approval
Costs are £60 Inc Vat (£50 + Vat)

Annual Tax Statements: Payable when we are requested to provide an annual tax statement for submission with landlords self-assessment returns
Costs are £60 Inc Vat (£50 + Vat)

Deposit Registration: An administration fee of £24 Inc Vat is payable for each Assured Shorthold Tenancy where a Security Deposit is held by Us
