The Renters’ Rights Act 2025 (formerly the Renters’ Reform Bill) has now received Royal Assent, marking the most significant change to the private rented sector in decades.
This new legislation will fundamentally alter how landlords let, manage, and regain possession of their properties. The abolition of Section 21 no-fault evictions, the introduction of rolling periodic tenancies, and new obligations around pets, rent-bidding, and fair access will all come into force on the 1st May 2026.
