Worcester Park is a suburban centre in the extreme south west of London on the border with Surrey. It has a fine heritage as the centre of management for the Great Park which was a popular Tudor hunting area. The area takes it’s name from the 4th Earl of Worcester who was appointed Keeper of the Great Park in 1606. The area is a fairly standard family commuter suburb with some great schools, both independent and state. It’s transport connectivity is fairly standard for outer London, taking commuters into Waterloo in about half an hour.

Rail: Fast trains from Worcester Park station to Waterloo take 30 minutes, or locals Victoria can be reached in 40 minutes via Clapham Junction.

 

Bus: Worcester Park has a number of bus routes to towns and locations in the area including New Malden, Kingston, Cheam, Sutton, Wallington and Croydon.

Road: 9 miles from the M25, Worcester Park has excellent road connections via the A3, providing good access into central London.

Amenities

Central Road is the main street in Worcester Park and has numerous shops, banks, restaurants, pubs and bars. Worcester Park is a beneficiary of the Mayor of London’s “Outer London Fund”.

Worcester Park rail station is in Zone 4 and provides residents with great commuter links to London – it only takes 30 minutes to get to London Waterloo, and fast trains are every 15 minutes. There is also a regular bus service, making property for sale and let in Worcester Park desirable for commuters.

There are lots of shopping opportunities in Worcester Park, with supermarkets including Sainsbury’s, Waitrose and Co-op, as well as a number of independent retailers. Sutton, Kingston, and Epsom are only a short distance away too.

There are many green expanses in Worcester Park, including five parks. There is also a selection of sports clubs to be found on Sandringham Road. The River Club is the best local health club as it has the only non-chlorine pool in the UK and a retractable roof for sunnier days.

Worcester Park has a great selection of schools, as there are eight nurseries and pre-schools in the area, five primary and junior schools, and a further five secondary schools nearby.

The Hamptons

Ivy Gate are delighted to be closely linked to ‘The Hamptons’ development in Worcester Park, and we have now become the principal selling and letting agent in this area.

Built by St. James, this flagship housing development in suburban west London was planned to create a new neighbourhood based around the 15 hectare Mayflower Park. Built in a distinctive New England style, the architecture and park have been sensitively and thoughtfully designed. Throughout the development, the pedestrian friendly streets provide ‘shared space’ access to a series of ‘home zones’. The parkland has proved popular for residents and the wider existing community and includes an amphitheatre, jogging and cycling trails and play areas together with a series of lakes and wetland which have enriched biodiversity as well as providing an education resource.

The Hamptons Property

The story of The Hamptons begins around the time of the millennium when Thames Water, which owned the sewage works, elected to move this process elsewhere and harness the value of the site for development. It formed a joint venture with Berkeley Homes – St James – which has subsequently become wholly owned by the Berkeley Group. St James received outline planning permission in 2000 to build 480 homes. This was increased to 498 homes in 2003 following a series of reserved matter planning applications. The final phase of development has increased the number of units to 645. The first phases of the scheme are modelled in the style of New England Colonial settlements. The white clapperboarded Maple Lodge Housing Community Centre and gym complete with clock tower and picket fencing, embodies this vernacular. As successive phases were built, the style of architecture developed thematic variations, ranging from mews houses with brick and render, to pastel-coloured terrace homes that take their cue from the Norfolk Broads. In the later phases, some rustic cottages are redolent of the Suffolk wetlands. Five storey buildings, split into apartments, are placed around the site, the cladding varying in colour and style.
